Foreclosures and short sales are at record numbers, largely as a result of the “herd instinct” that drove the real estate values through the roof in 2005 and sparked enormous new construction growth.  According to local sources, over fourty percent of the current residential market inventory was built in the last three years—sellers, builders and banks are HIGHLY MOTIVATED!
